Since 1980, Ebenezer Park Apartments has been a safe, affordable home for older adults. We also provide housing for adults who are deaf, hard-of-hearing or in need of wheelchair-accessible accommodations. This beautiful, 200-unit complex is conveniently located in the historic heart of Minneapolis, with easy access to shopping, dining, entertainment and health care.

At Ebenezer Park Apartments, you can enjoy the best of both worlds – an active, independent lifestyle, with a little extra help available when and if you need it. An onsite caretaker 24-hours-a-day and home care services that you can purchase, help provide the peace of mind older adults want and need to live independently.
Ebenezer Park Apartments is a federally subsidized housing community. It is financed by the Department of Housing and Urban Development (HUD) which provides rental assistance to residents.
Directions
From the South: Go north on 35W, exit on the 31st and Lake Street exit, just before downtown. Turn right on Lake Street to Park Avenue. Turn left on Park Avenue to the Minneapolis campus.
From the North: Go south on 35W, exit at the 35th and 36th Street exit, just south of downtown. Turn left on 36th Street (one way) to Park Avenue. Turn left to the Minneapolis campus.
Parking
Visitor parking is available in the Ebenezer Park Apartments lot. There is also on-street parking.
Eligibility Requirements
You may be eligible to live at Ebenezer Park Apartments if you meet the following requirements:
- 62 years of age or older
- 18 years of age or older* and are deaf, hearing impaired, or require wheelchair accessible housing
- Meet current HUD income qualification guidelines
- Comply with the lease agreement
- Meet eligibility guidelines based on previous landlord references, credit references and criminal history

2008 Income Limits
Under the Section 8 Rental Assistance Program, residents pay 30 percent of their adjusted income for rent. The following are income limits for one- and two-person households:
Median Area Family Income - $80,900
30% of Median
- 1-person: $17,000
- 2-person: $19,400
Very Low Income:
- 1-person: $28,300
- 2-person: $32,350
Applicant household income cannot exceed the one- or two-person limits listed above to qualify for the Section 8 Rental Assistance Program subsidy.
Application Procedure
All applications are processed as they are received. If there are no apartments available when an application is received, qualified applicants are placed on a waiting list and offered an apartment as soon as one becomes available. We will call you as vacancies occur. No application fees are required. People of all faith traditions are welcome and encouraged to apply.

Designed for Independence
Wheelchair-Accessible Apartments
Ebenezer Park Apartments was the first barrier-free apartment building in Minnesota and 21 apartments are equipped with special amenities to accommodate people in wheelchairs. Apartment features include:
- Roll-under kitchen sinks
- Wheelchair-accessible bathrooms
- Louvered closet doors
- Wider entrance doorways
These apartments are available to adults 18 years and older* who require wheelchair-accessible housing.

Deaf Services
Ebenezer Park Apartments was also among the first designed with the needs of deaf and hard-of-hearing individuals in mind. Modified apartments have a visual alarm system and a visual “door knocker.”
Other amenities for residents include:

- TTY phone during business hours
- Assistive listening equipment
- Closed-caption, big-screen television

One Bedroom Floor Plan
Ebenezer Park Apartments offers spacious one- or two-bedroom floor plans ideal for independent living. Each living option includes an eat-in kitchen with stove and refrigerator, fully carpeted living room and bedrooms, bathroom with walk-in shower, ample closet space including a large storage area, emergency pull-cords and a sprinkler system.
Meeting Your Needs
We know how important your independence is to you, so if you need a little extra help, we’re here for you. We can make referrals for on-site home health care services or any other services you may want or need to live independently. Some of these additional services include:

An Active Community
There is a little something for everyone at Ebenezer Park Apartments. You can take part in a variety of activities and programs offered either at our building or at any other Ebenezer facilities on the Minneapolis campus.
Our resident council plans many activities including movies, bingo, birthday parties, coffee hours, and spiritual activities. Residents also volunteer on the Friendly Neighbors Committee to meet and greet new residents, deliver Meals on Wheels and operate the weekly resident bank, our check-cashing service.
Many residents participate in regularly scheduled social and educational programs including the, “Ebenezer Energizers,” an on-site exercise program. Residents have fun while they work with a physical therapist on strength training, stretching and aerobic exercises.
Another popular activity is the garden club, part of Ebenezer’s award-winning horticultural therapy program. Members of the garden club meet twice a month with a horticultural therapist and participate in many activities including:
- Planning and planting gardens in raised, handicap-accessible planter boxes
- Creating seasonal floral arrangements
- Growing and tending houseplants
- Garden- and nature-related outings
