Summerhill of Apple Valley is a community of 55+ age active adults living in a three-story building on a beautifully landscaped campus located on a quiet street. We are just one block off Cedar Avenue and about 1 mile north of County Road 42. Shopping, restaurants, and services are within a short distance. Summerhill is in the heart of the city, yet is located in a residential setting.

Built in 2003, our building is handicap accessible, secure and equipped with a fire sprinkling system throughout the entire building. There are 70 units in 10 styles, all with generous space including 9 foot ceilings, underground parking and beautifully decorated common areas for your use. All this brings us together to enjoy each other socially and economically. Summerhill combines the tax benefits and pride of home ownership with the convenience of community living.

Each unit has been designed with numerous features for your comfort and convenience:

Financing
Summerhill is a not-for-profit cooperative corporation for independent senior living. This means joint ownership by those who live in it. In effect, we are our own landlords. All expenses of the cooperative are shared by the resident owners according to the square footage of their unit. Some of the economic benefits of community living are the special low insurance rates allowed for well maintained resident-owned property, shared common spaces such as walls, roof and land, and the tax advantages of home ownership. HUD is our low cost home loan guarantor. Purchase of a membership in the cooperative must be approved by HUD. Loan payments are a part of the owner’s monthly service charges.

Other items included in the monthly service charges are: utilities (except your telephone), the co-op’s insurances, maintenance and replacement, management fee, and all other expenses incurred in the day-to-day operation of our cooperative. A worksheet and Financial Analysis, as well as a Comparison of Costs are available upon request. The annual budget expenses are apportioned to the owners by the number of square feet in their unit. Essentially, you will leave behind all your miscellaneous house expenses and assume one monthly charge. The operating budget is adopted annually by the member-elected Board of Directors.

Members of the cooperative purchase a share in the cooperative. The purchase price is based on the size of the unit they have selected. Each unit's value increases from the original share price plus an annual appreciation determined by a formula set by the cooperative’s by-laws.

How do I buy a Summerhill cooperative unit?
You may contact us by mail, phone, e-mail, or fax. We suggest you arrange for a visit and tour of our facilities. Additional information will be given to you then and all of your questions will be explained. Our resident manager will be available for your call Monday through Friday from 9 AM to 1 PM.

Units do become available from time to time. To be sure you are notified as units become available, we have established a “Wait List.” Those on the Wait List will be notified in order. The Wait List fee is a $200 deposit. This money is kept in escrow and is fully refundable at any time you wish to be taken off the list, or it may be applied to your purchase.
